New construction across DFW

New homes are still a big part of our market south of Fort Worth. Across Dallas-Fort Worth in September, 1,702 new homes sold at an average price of about $466,000, and new homes spent an average of 129 days on the market. There were nearly 8,940 new homes listed for sale, up from August. That's a lot of choices for buyers, and it's why so many builders are offering incentives.

What this means for buyers

You have more room to negotiate than you did a couple of years ago. With mortgage rates around 7.4%, it often makes sense to ask for help with closing costs or a rate buydown rather than only a lower price. And in new construction, the incentives can be significant. It pays to compare builders.

What this means for sellers

Homes are still selling, and they're selling a little faster than last year in Johnson County. But buyers are price-sensitive. Homes that are priced right from day one and show well are the ones that move. Overpricing and then cutting the price later usually costs you more time and money. You're also competing with new builds offering incentives, so pricing and preparation matter more than ever.

Want numbers for your neighborhood?

Countywide numbers only tell part of the story. Prices and days on market can look very different in Burleson than in Godley or Cleburne, and even from one subdivision to the next.
