Buying New Construction in Johnson County: 7 Things to Know Before You Visit a Model Home

New construction is everywhere south of Fort Worth right now, from Burleson and Crowley to Joshua and Godley. A brand-new home can be a great fit, but the process is different from buying a resale home. Here are seven things to know before you walk into a model home.

1. Bring Your Agent on the First Visit

Most builders require your agent to be with you, or registered, on your very first visit. If you go alone and sign in, you may not be able to have your own representation later. A quick call or text before you tour avoids that problem.

2. The Sales Team Works for the Builder

The onsite sales staff can be friendly and helpful, but their job is to represent the builder. Having your own agent means someone is looking out for your interests on price, upgrades and the contract.

3. Compare What's Standard vs. Upgrade

Model homes are usually loaded with upgrades. Ask for the list of standard features, and price out the upgrades you actually care about before you compare one builder to another.

4. Understand the Incentives

Builders often offer rate buydowns, closing cost help or upgrade packages, and the best one depends on your situation. Look at the total cost, not just the headline offer, and talk with your own lender as well as the builder's preferred lender.

5. Check the HOA and Tax Rate

Newer communities may have HOA dues and, in some cases, additional special district taxes. These can make a real difference in your monthly payment, so ask for the numbers early.

6. Read the Builder's Contract Carefully

Builder contracts are written by the builder and are different from the standard resale contract. Pay attention to timelines, deposits and what happens if construction is delayed.

7. Get Independent Inspections

Even brand-new homes can have issues. An independent inspector at key stages, such as before the drywall goes up and before closing, can catch problems while they're easier to fix.

Burleson vs. Joshua: Comparing Two Johnson County Favorites

If you're house hunting south of Fort Worth, Burleson and Joshua probably both made your list. They're next-door neighbors in Johnson County, but they offer a different feel. Here's how they compare, so you can decide where to focus your search.

Location and Commute

Burleson sits right on I-35W and straddles Johnson and Tarrant counties, so it's the quicker hop into Fort Worth for most people. You'll find plenty of shopping and dining close by, plus Old Town Burleson's local restaurants and shops.

Joshua is just southwest of Burleson along State Highway 174, between Burleson and Cleburne. Many residents head north on 174 to I-35W, and the Chisholm Trail Parkway is a short drive away for trips into west and southwest Fort Worth. It's a smaller town, so most bigger shopping trips mean a short drive.

Space and Lot Size

Want more room to spread out? Joshua and the surrounding area tend to offer more homes on larger lots and acreage, especially just outside town. Burleson has more established neighborhoods and subdivisions on standard lots, with some larger properties as you head south and west.

Home Styles

Burleson offers a wide range, from older homes near Old Town to newer subdivisions on the edges of the city. Joshua has a mix of established homes, newer subdivisions and rural properties. Either way, there's a good variety of single-story homes, which many buyers are looking for.

New Construction

Both areas have active new construction. If you're thinking about building, bring your own agent on your first visit to the model home. Most builders require your agent to be there or registered from the start. See new construction homes across DFW.

So Which One Fits?

  • Choose Burleson if a shorter drive to Fort Worth and having shopping and dining nearby are at the top of your list.
  • Choose Joshua if you want a smaller-town feel and more room, and don't mind a few extra minutes in the car.

The best way to decide is to see both. Browse homes for sale in Burleson and homes for sale in Joshua, and save your favorites to get alerts on new listings.
