Buying New Construction?
The builder's sales team works for the builder. Having your own agent means someone is looking out for you. I can help you compare builders, understand incentives and negotiate upgrades. Bring me with you on your first visit to the model home, since many builders require your agent to be there or registered from the start.
Frequently Asked Questions
How much do I need for a down payment?
It depends on the loan. VA and USDA loans can allow zero down for eligible buyers, FHA loans start at 3.5%, and some conventional loans allow as little as 3%. I'll connect you with a trusted local lender who can tell you exactly what you qualify for.
What are closing costs for buyers in Texas?
Buyer closing costs usually include lender fees, the appraisal, title and escrow fees, and prepaid property taxes and homeowners insurance. Sellers and builders sometimes agree to cover part of them, and I'll negotiate for that when it makes sense.
What is the option period?
In a Texas contract, you can pay an option fee for the unrestricted right to cancel for a set number of days. That's when we do inspections and negotiate any repairs. I'll help you choose an option period that fits the house and the market.
Do I sign an agreement with my agent?
Yes. Before we tour homes together, we'll sign a written buyer representation agreement that spells out what I do for you and how I'm paid. I'll walk you through it so there are no surprises.
What are MUD and PID taxes?
Some neighborhoods, especially newer ones, are in a Municipal Utility District (MUD) or Public Improvement District (PID). These add an extra assessment to your property tax bill, which affects your monthly payment. I check for them before you make an offer.
How do I get a homestead exemption?
If the home is your primary residence, apply with your county appraisal district (such as Johnson, Tarrant, Hood or Parker County) after you close. A homestead exemption lowers the taxable value of your home.
