New construction is everywhere south of Fort Worth right now, from Burleson and Crowley to Joshua and Godley. A brand-new home can be a great fit, but the process is different from buying a resale home. Here are seven things to know before you walk into a model home.

1. Bring Your Agent on the First Visit

Most builders require your agent to be with you, or registered, on your very first visit. If you go alone and sign in, you may not be able to have your own representation later. A quick call or text before you tour avoids that problem.

2. The Sales Team Works for the Builder

The onsite sales staff can be friendly and helpful, but their job is to represent the builder. Having your own agent means someone is looking out for your interests on price, upgrades and the contract.

3. Compare What's Standard vs. Upgrade

Model homes are usually loaded with upgrades. Ask for the list of standard features, and price out the upgrades you actually care about before you compare one builder to another.

4. Understand the Incentives

Builders often offer rate buydowns, closing cost help or upgrade packages, and the best one depends on your situation. Look at the total cost, not just the headline offer, and talk with your own lender as well as the builder's preferred lender.

5. Check the HOA and Tax Rate

Newer communities may have HOA dues and, in some cases, additional special district taxes. These can make a real difference in your monthly payment, so ask for the numbers early.

6. Read the Builder's Contract Carefully

Builder contracts are written by the builder and are different from the standard resale contract. Pay attention to timelines, deposits and what happens if construction is delayed.

7. Get Independent Inspections

Even brand-new homes can have issues. An independent inspector at key stages, such as before the drywall goes up and before closing, can catch problems while they're easier to fix.
