Home Seller Guide for DFW and Johnson County
Selling your home well comes down to pricing, preparation, marketing and negotiation. Here's exactly how I guide my sellers from the first conversation to closing day, so you know what to expect at every step.
Step 1: Consultation and Pricing
We start by talking through your goals, timeline and plans for your next move. Then I prepare a pricing analysis based on homes that have actually sold near you and the homes you'll be competing against right now. Want a quick starting point? Get a free home value estimate.
Step 2: Know Your Numbers
Before you list, I'll give you a net sheet so you know about what you'll walk away with. Common seller costs in Texas include agent compensation, the owner's title policy (customarily paid by the seller), part of the closing fees, property taxes prorated through closing, your mortgage payoff, and any repairs or concessions you agree to.
Step 3: Prepare Your Home
I'll give you an honest, practical list of what's worth doing in your price range: small repairs, fresh paint, decluttering and curb appeal usually pay off, and big remodels often don't. Some sellers also choose a pre-listing inspection so there are no surprises later.
Step 4: Disclosures and Paperwork
Texas requires a Seller's Disclosure Notice for most resale homes. Homes built before 1978 also need a lead-based paint disclosure, and homes in a MUD or PID need the proper notices. If you have an existing survey, we'll gather it along with any HOA information. I'll make sure everything is completed correctly.
Step 5: Professional Photos and Launch
I schedule professional photos so your listing looks its best online, where nearly every buyer starts. Your home goes on the MLS and syndicates to the major home search sites, and I reach out to agents who are working with active buyers.
Step 6: Showings and Feedback
I'll coordinate showings around your schedule and share buyer feedback with you as it comes in. If activity isn't where it should be, we'll look at the data together and adjust quickly.
Step 7: Offers and Negotiation
When offers come in, I'll help you compare them on more than price, including financing, earnest money, option period length, closing date and any requested seller contributions. After you accept, I'll negotiate any inspection repairs and help you through the appraisal.
Step 8: Closing Day
I stay on top of the title company, lender and buyer's agent through closing. You'll sign at the title company, hand over the keys and receive your proceeds. Be sure to schedule your move-out and transfer your utilities around the closing date.
